The new construction of the apartment complex with underground car park comprises 124 apartment units with 2 – 5 rooms each in a total of 11 buildings linked with each other. In house 11 there is a day-care facility on 3 floors with nursery and day-care center. Special features are generous roof terraces and green areas, glass balustrades as well as the construction from bricks.

The newly built apartment complex consists of 6 buildings with 229 apartment units with 3 – 5 rooms each, commercial spaces and an underground car park. Thanks to a series of buildings of different heights each building can be recognized as an independent unit. A calming, differentiated color design further highlights this principle. These dynamic elements help “Neue Mitte Karlsfeld” to integrate into the existing neighborhood. Generous balconies and grassed roof terraces create an important link between living spaces and recreational spaces.

Measure: New construction

The existing building on the premise did no longer fulfill the contractor’s spatial requirements. In initial drafts the contractor planned to convert the building and to add an extension to fulfill the requirements. The contractor could be convinced, however, that a demolition and the construction of an entirely new building with almost the same costs would better correspond to his requirements and wishes. The modern and clear forms integrate very well into the existing environment. The cube-shaped building with a windowless facade towards the north cancels out the noise from a road with heavy traffic and provides the desired privacy. The building has large windows on the south side towards the yard. Optimized floor heights allow representative areas and thereby correspond to a contemporary solution.

Measure: Extension and renovation

A new assistance and care concept that enables demented patients to practice their everyday activities and habits required the conversion of the building built in the 1980s. The building project included an extension added to the west wing of the building complex, the redesigning of the main entrance, the conversion of the room design in the existing building and the extension of the top floor by dormers. The new construction of the retirement home offers room for 90 people and is divided into three care units with gerontopsychiatric day groups, cafeteria, devotional and bereavement room, kitchen, laundry as well as event facilities.

The newly constructed two-floor building offers room for 2 living communities that have single rooms, sanitary facilities, a living and dining area and shared multi-purpose rooms. The living communities are all built to fulfill the accessibility standard.
